RICS LEVEL 1 HOME CONDITION REPORTS


A level 1 condition report from RICS is an excellent way to assess the quality and condition of a property. This type of survey gives a basic assessment to provide an overview of the main elements and general conditions, such as structure and services. Despite being the most basic type of survey offered by RICS, this kind of report can be beneficial for anyone interested in acquiring a property - no matter the condition. Through the level 1 condition report, potential buyers can gain a valuable understanding of the property's current state and make informed decisions when it comes time to purchase.


This report highlights significant defects, potential hazards and essential repairs along with a traffic light’ condition rating system for ease of under standing the severity of matters raised.


The objective of a RICS level 1 Condition Report is to investigate and highlight concerns with: 


  • The structural condition of a property 
  • Areas of movement 
  • Dampness 
  • Drainage (where accessible) 
  • Rainwater pipes and gutters 
  • Timber defects 
  • Insulation 
  • Condensation 
  • Roof structure 
  • Windows and doors 
  • External walls 
  • Services (electricity, gas, drainage, water, heating) 
  • Party walls 
  • Mundic 
  • Japanese Knotweed and other invasive species 
  • Radon Gas 
  • Environmental issues 
  • Health and Safety 


In doing so will highlight the: 


  • Areas of concern that should be investigated appropriately prior to the sale
  • Any issues that may impact present value or future saleability
  • Any major works/expenditures that may be forthcoming 
  • If your home is habitable and safe
